As you get ready to close on your home purchase, one of the steps you'll take is a long walk with your home inspector. The home inspection is an important step because it allows you to learn all that you can about the property you plan to purchase. If you find a problem at this point, you can decide to back out of the contract to buy your home or you can work with the seller to get the problem fixed. The most important part of this process is knowing as much as you can about the property. Here are a few tips for the process.
#1: You Need to Go Up There
Whether it is the attic or the roof, climb up with the home inspector. You'll learn about key problems with your home's systems and, even more importantly, you'll likely learn how to make repairs on any problems that arise. You need to see things first hand.
#2: Ask Questions
This person working with you is not just a home inspector that knows about the value of homes. He or she is also an expert at home repairs. Why not ask questions. How much is it going to cost to repair that? Should you put off that repair for a few years? What needs to be done to get this up to code? This is information available to you!
#3: Get a Report
You'll also want to be sure that the home inspector gets everything down on paper. This should come to you in the form of a binder or other book that explains what was found, what it means, and what you need to do about it. You want everything in writing.
#4: Find Out If You Should Back Out
Let's say the home inspection shows that the home needs a new roof. The inspector is the ideal person to give you an idea of how much the work will cost you. However, he or she can also tell you about problems that may be worth backing out for, such as foundation concerns or structural problems.
#5: Take Your Time
You are anxious to find out if the property passed inspection, but there is much more to the process. You also need to be sure that the inspection is thorough. Let your home inspector show you around slowly.
These tips can give you the confidence you need to buy the home. Don't overlook the importance of this step.
